What does it cost to build a new home?

The cost of a new home depends mainly on its size, the method of construction and the build route you follow. The build route basically incorporates 3 ways in which you can set about building your new home. These are;

Build Route 1 - All the work is done by a main contractor
Build Route 2 - The direct employment of sub-trades in conjunction with a project coordinator
Build Route 3 - The client employs and coordinates sub trades

What about the cost of the timber frame?

The cost of the timber frame is shaped by a number of factors. The main factor that influences the cost of a timber frame home is the level of specification. Fleming Homes is flexible in its specification therefore determining specific cost indicators is commonly a ‘ball park figure’ task.

To get a ‘ball park’ figure, multiply total floor area by £17.00 per sq. foot* (£182 per sq. metre). To get a more precise figure contact Fleming Homes and discuss your intended specification or simply send us your plans for a no obligation free quote.
* this figure commonly varies from £15.00 per ft² to £20.00 per ft² (£161 per m² to £215 per m²)
