What do you supply?

We can provide a structure-only kit or a full specification package – whatever suits your project best. Our full specification includes items such as windows, external doors, plasterboard, insulation, internal doors, staircases, skirtings, architraves, ironmongery and more, all sourced from our quality supply chains with a variety of options.

What kind of timber frame structures do you provide?

We specialise in quality pre-insulated open panel timber frame structures, manufactured in-house to the highest standards. Our panels are pre-manufactured using 140 x 38mm CLS studs at 600mm centers, with full flexibility to adapt specifications – including larger studs, varied centers, space studs, I-joist studs, and twin-wall systems. Every frame is crafted using sustainably sourced timber and undergoes rigorous quality control, backed by our ISO 9001 accreditation.

What U-values do you work to?

Because every build is unique, we can tailor our timber frame to meet any U-value you require.
To make your decision easier, we offer three core external wall options: Premier, Premier Plus, and Superior—ranging from 0.19 to 0.11. Our most popular choice is the Superior FIT detail, a factory-insulated solution that delivers a high-performance U-value of 0.11.

Can you provide U-value calculations?

Yes. U-value calculations for our standard Premier, Premier Plus and Superior details can be supplied instantly upon request. We can also provide any u-value calculation you require for any desired bespoke insulation detail.

What internal joinery products we can provide?

We can provide a number of quality solutions, depending on the type of product you are looking for, including timber, timber aluminium clad and UPVC products. Our external joinery accredited suppliers are Rationel, Allan Brothers and Sidey. For more information, see Doors, Windows & Staircases page

Do you charge for your construction design process?

No. This process is supplied free of charge if we are commissioned to work on a project with you.

You do planning permissions. Does this make you a competitor of mine?

Technically yes. However, it makes no sense at all for us to compete with the services of an architect. Our design and planning service is not a full architectural service, so our services cannot be compared like for like. We actively encourage self-build clients to explore our services in tandem with the professional services of an architect, and in many cases advise architectural solutions. When a client assigns an architect as a point of contact, our focus is on supporting your relationship with your client at all times.

Can you provide SER certification?

Yes. We can provide this service within our kit package in Scotland.

What guarantees do you provide?

“Guarantees” on bespoke timber frame products are not as clear cut as you might expect with more standardised products. A guarantee on a bespoke timber frame depends on the insurance provisions covering the design and performance of the product. We provide a full and robust structural certificate for all our timber frames from qualified third-party engineers, which is intended to support the level of insurance required for your project. Likewise, all of Fleming Homes’ operations – both design and product – are covered by appropriate insurance in relation to the size and scope of the project. Certification can be provided upon request. This ensures a thorough and reliable response should any design or product issues arise.

What warranties do you provide?

The warranty on our external joinery products depends on the type of window and or external door that is provided. Please contact us directly to receive information about specific product warranties. Can I get construction drawings and structural calculations to include with my building regulations submission?

Yes. As quality service providers we would provide you with whatever information you require with reference to the timber frame design and specification for the purpose of your building warrant or building regulations approval process.

Can you do Passivhaus?

Yes. As we are bespoke suppliers we can create a design and specification to your exact detail, including to Passivhaus standard.

Do you work on commercial projects?

Yes. As we are bespoke suppliers we can do any type of project.

Can you create curved panels in timber frame?

Yes. We pre-manufacture them in-house.

Can I look at some of your homes?

While we don’t operate traditional show homes, many of our self-build clients are proud to share their journey. On request, we can connect you with past customers or arrange a visit to one of their completed homes. You’ll also have the opportunity to speak with architects and self-builders who’ve worked with us firsthand.

How quickly can I receive a quote?

We can generally turn a quote in around 2 weeks.

What do you need to provide a quote?

To provide an accurate quote, we’ll need your floor plans and elevations.

Once received, our team will review the information and be in touch if any further details are required to produce a comprehensive quotation.

We tailor our technical support to your needs. Whether you need our accredited standard details or custom specifications, we’re here to help. You can request our technical booklet at any time, or we can produce bespoke drawings to suit your project. When working with architects, our role is to enhance yours—making your service to your client more streamlined, efficient, and high quality.

What trade bodies are you associated with?

We are active members of Timber Development UK, the Structural Timber Association (STA) and the National Association of Custom and Self-Build (NaCSBA). Our design and manufacturing operations are ISO:9001 accredited.
